Fees and Taxes when selling a property in Spain
For Residents: Your Taxes and Fees will be:
- 3% House Tax on the gain (difference between the price you are selling it for and the price you bought it for). You must prove you are a resident of 2-3 years and registered as a fiscal resident.
- Plus Valia (Taxation on land from the Town Hall, capital gain): Approximately 400€.
- Solicitor fees: approximately 600 to 1,500€.
- If the vendor has not been paying IBI(council tax) the solicitor will hold back 4 years worth of payments, as that is the maximum number of years the town hall can claim: approximately 1,200€. If the vendor is already up to date with the IBI there is no charge.
- Agent fees: 3% plus I.V.A, depending on the sales agent.
- Notary fees: approximately 600€
For Non Residents: Your Taxes and Fees will be:
